COS stands for Certified Occupancy Specialist. There are a number of property management training programs available that prepare participants for COS certification.
Training topics include 504/fair housing, assets and income determination, verifications, annual and interim re-certifications, allowances and adjusted income, tenant fraud, and billing and special claims.
Courses are typically between one and three days in length. Courses are instructor-led and include formal instruction as well as integrated training videos. Taking notes for the examination is highly recommended.
The COS examination takes place at a licensed examination facility. The exam is graded by computer so participants can see their absolute score, their relative standing, and a breakdown of their strengths and weaknesses. Those who pass the exam will receive a COS certificate as well as benefits with the National Center for Housing Management (NCHM) for one year.
